Vekaletname (Power of Attorney)
The official document authorizing a representative — a licensed real estate agent or lawyer, for instance — to act on a buyer's or seller's behalf before Turkish state institutions.
Used for remote transactions, when the buyer cannot be physically present in Turkey.
Two ways to arrange it abroad
Through a Turkish consulate — the document is drawn up directly in Turkish and is ready to use with no further steps. Through a local notary in the buyer's country of residence — this requires two sequential steps: an apostille first, followed by an official sworn translation done in Turkey itself.
How to protect yourself
The power of attorney's wording can and should limit its scope tightly — for example, granting authority "only to purchase a specific property in the grantor's name, with no right to sell or mortgage it." This addresses clients' main hesitation about this document: it doesn't hand the representative unlimited control over the property.
