İkamet İzni (Residence Permit by Property Ownership)

A renewable short-term residence permit issued to foreign nationals who purchase residential property in Turkey.

Value threshold

For a residence permit by property ownership (Taşınmaz İkamet İzni), a single minimum threshold has applied nationwide since 16 October 2023, with no distinction by city: $200,000. The amount must be officially recorded in the Tapu and confirmed by a currency purchase certificate (DAB).

Closed neighborhoods

Turkey's Migration Directorate (Göç İdaresi) has closed a number of neighborhoods to first-time residence permit applications. In Antalya, this covers Liman, Hurma, and Sarısu in Konyaaltı, plus Topçular in Muratpaşa; in Alanya, Mahmutlar, Kargıcak, Kestel, and Avsallar. The restriction only affects new applications — renewing an existing permit at the same address remains possible. Occasional reports claim individual neighborhoods have reopened; as of when this was written, none of those reports have official confirmation, and the status remains closed. The current status of a specific micro-district should be verified separately at the time of the deal, not assumed from general sources.
